Qualifications
Resident Selection Criteria
Kreh Management Group abides by all Fair Housing Laws and The Virginia Residential Landlord and Tenant Act. The following selection criteria has been established:
Rental Applications: Rental applications are to be completed by each applicant 18 years or older. An application must be provided for all adults occupying the home before it will be considered.
Application Fee: A processing fee of $40.00 will be charged for each application that is received. Application fees are non-refundable regardless of the application results.
Credit Standards: The applicant's credit history will be obtained from a national credit reporting agency. Credit history should positively reflect the applicant's ability and willingness to make payments as required by the lease. Negative housing credit history will result in automatic denial of an application.
Income Verification: A minimum of 3 times the gross monthly rent in verifiable income is required. A combined total of 3 times the monthly rent for co-applicants is acceptable. Resources must be verifiable. Forms of verification include, but are not limited to, current consecutive paystubs covering a minimum 30-day period along with bank statements verifying deposit of those funds; letter of intent from employer on company letterhead; pension/benefit statements; documentation of court ordered alimony/child support, subsidy assistance, student loan, and/or notarized statement of gifts and/or cash payments
Additional Deposit/ Guarantor: In some instances, the application can only be approved with payment of an additional security deposit or with an approved guarantor. For guarantors, the guarantor will complete the application and be qualified in the same manner as the applicant. Guarantors must be located within the United States.
ID Verification: Acceptable forms of identification are as follows and must be provided by all applicants: Driver's License, ID card issued by a federal, state, or local government or a US Military ID or dependent card.
PUBLIC RECORDS/CRIMINAL BACKGROUND INFORMATION: A public records search will be conducted on each adult occupant. Any one or more of the following will result in automatic denial of the application.
• Felonies and/or misdemeanors involving convictions, probation, deferred adjudication, or pending cases for Weapons, Violence, Crime/Injury to Persons or Sexual Offenses.
• Felonies including convictions, probation, deferred adjudication, or pending cases for Theft of Property, Damage to Property, or Drug Violation with less than 10 years since completion of sentence.
• Misdemeanors including convictions, probation, deferred adjudication, or pending cases for Theft of Property, Damage to Property, or Drug Violation (misdemeanor marijuana possession excluded) with less than 7 years since completion of sentence.
Full-Time Students/College roommates: Everyone must apply including cosigners.
Previous Rental History: Positive rental history is required for applicants to be accepted. All rental verifications should reflect an account that was paid as agreed, no disruptive conduct, no property damage, no balance due or failure to comply with stated lease requirements. Negative rental history will result in application denial.
Occupancy Standards:
- Amherst County allows 4 unrelated individuals to occupy an apartment, townhouse or single-family home.
- Bedford County allows 2 individuals per bedroom to occupy an apartment, townhouse or single-family home.
- Campbell County allows 4 unrelated individuals to occupy an apartment, townhouse or single-family home.
- Lynchburg City allows 3 unrelated individuals to occupy an apartment, townhouse or single-family home.
Properties located within Homeowner's Associations have their own occupancy standards that may be stricter than the city or county. Please be sure to provide all occupants and roommates on your application.
Security Deposit: Security Deposits start at one month's rent and may be as high as two month's rent based on credit and rental history. Security Deposits must be paid in advance of signing the lease agreement.
Pet Policy: Not all properties allow pets. Please ask before applying. Pets may be accepted case-by-case with fees and restrictions if approved. Emotional Support Animals and Service Animals will only be approved with a recent letter from your established health care provider. Internet certificates are not acceptable.
Smoke-Free Living: Smoking is not allowed inside any of our properties.
RENTER'S INSURANCE: Each resident is responsible for obtaining insurance coverage for their personal property for the entire period of occupancy in addition to personal liability coverage in the amount of $100,000.
DISHONORED PAYMENTS: If your payment (check, credit card, ACH or otherwise) is returned to us by a bank or other entity for any reason, the applicant will pay us the maximum NSF charge permitted by applicable state law. Should any payment (fee, deposit, etc.) submitted with the application be returned unpaid, Management reserves the right to deny the application.
Providing accurate and current information during the application process is very important to timely review of the application. Inquiries will be made regarding an applicant's credit history and public records information. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your Rental Application may be declined and your application fee will not be refunded. Fraudulent information will result in denial of an application.
